About Cohen & Steers
Cohen & Steers is a niche asset manager concentrating on real estate securities. The firm invests primarily in the equity shares of real estate investment trusts, with holdings in domestic and international real estate securities accounting for nearly two-thirds of its $102.5 billion in managed assets at the end of July 2026. Cohen & Steers also manages portfolios dedicated to preferred securities, utilities stocks, and other high-yield offerings. The firm's distribution is balanced among its closed-end funds, open-end funds, and institutional accounts. During the past four calendar quarters, the company garnered 39% (25%) of its managed assets (base management fees) from institutional clients, 48% (55%) from open-end funds, and 13% (20%) from closed-end funds.

Where does the data come from?
Daily bars, quotes, reference data, headlines, and short interest come from Massive, formerly Polygon, a licensed market data vendor. The age of the quotes is shown at the top of every page. Insider trades, notable holders and profits come straight from the SEC. That means Form 4 filings, 13F filings and XBRL financial data on EDGAR. Government filings come from the public STOCK Act and Office of Government Ethics disclosures. The market-wide headlines on the market line also come from the public headline feeds CNBC, MarketWatch and Yahoo Finance publish, shown as the headline, the source and a link to the article. Splits, dividends, and the financial statements on each ticker page come from the vendor's reference data. The 8-K filings on EDGAR are read for the items that move a price. Five years of history is loaded for every stock. So the 200-day and 52-week checks rest on real history. Options flow is not part of the product.
